Do I Require Planning Permission for an L-Shape Garden Room in Scotland?

In most cases, No, planning permission is not required for an L-Shape Garden Room, provided a few key conditions are met.

A. L-Shape Garden Rooms are commonly used as home offices, garden rooms, gyms, hobby spaces, or multi-purpose living areas. These uses are generally classed as incidental use (secondary to the main home) and do not usually require planning permission.

If the room is intended for sleeping accommodation or as a self-contained living space, it would be treated differently and planning permission would likely be required.

The structure is erected to the rear of the property
A minimum of 50% of the garden remains undeveloped
The maximum height of the eaves does not exceed 3 metres
The property is not located within a conservation area
The property is not a listed building

Building regulations and building warrants

Building regulations and building warrants are often confused with planning permission, but they are separate requirements. In many cases, an L-Shape Garden Room will not require a building warrant if the following conditions are met.

The structure is under 30m² in size
It is not connected to mains water or drainage
It is positioned at least 1 metre from the property boundary
