The Canopy Garden Room is a popular, versatile design and an ideal way to add extra living space to your home. Available in a range of sizes, it suits a wide variety of uses and can be tailored to how you plan to use the space.

The Canopy design works perfectly as a garden room, home gym, bar or additional living area. It can also be combined with an optional decking area to create a practical, open and inviting outdoor space.

Like all Concept Garden Rooms designs, the Canopy Garden Room is available with modern patio doors or French doors, along with optional side windows to maximise light and flexibility.

Thanks to its modular design, the Canopy Garden Room can typically be manufactured and installed within two weeks. Each build is made bespoke to your personal requirements, from layout and glazing through to finishes and optional extras.

Do I Require Planning Permission for a Canopy Garden Room in Scotland?

In most cases, No, planning permission is not required for a Canopy Garden Room, as long as a few key conditions are met.

Q. What will the Canopy Garden Room be used for?

A. Canopy Garden Rooms are typically used for purposes such as a garden room, gym, bar, hobby space, or additional living area. These uses are usually classed as incidental use (secondary to the main home) and do not require planning permission.

If the room is intended to be used as sleeping accommodation or a self-contained living space, it would be treated differently and planning permission would likely be required.

Planning restrictions

The structure is erected to the rear of the property
A minimum of 50% of the garden remains undeveloped
The maximum height of the eaves does not exceed 3 metres
The property is not located within a conservation area
The property is not a listed building

Building regulations and building warrants

Building regulations and building warrants are often confused with planning permission, but they are separate requirements. In many cases, a Canopy Garden Room will not require a building warrant if the following conditions are met.

The structure is under 30m² in size
It is not connected to mains water or drainage
It is positioned at least 1 metre from the property boundary
