L-Shape Garden Room

The L-Shape Garden Room is designed for homeowners looking to add flexible, usable space with the potential for dual-purpose use. Its distinctive corner layout creates a striking profile while offering excellent versatility.

The L-shaped design allows for a wide range of door and window combinations, helping to bring natural light into the space and connect the garden room seamlessly with the outdoors. Options include modern patio doors or French doors, along with a choice of windows to suit your layout.

Ideal for both work and leisure, the L-Shape Garden Room can be divided into a dedicated home office or study area, while still retaining space for relaxation, hobbies, or entertaining. The layout naturally lends itself to creating separate zones within one building.

Like all Concept Garden Rooms designs, the L-Shape Garden Room can be made bespoke to your requirements and works particularly well when paired with a designated decking area to enhance the overall look and usability.

We also design and install glass rooms, verandas, canopies and carports across Scotland.

Do I Require Planning Permission for an L-Shape Garden Room in Scotland?

In most cases, No, planning permission is not required for an L-Shape Garden Room, provided a few key conditions are met.

Q. What will the L-Shape Garden Room be used for?

A. L-Shape Garden Rooms are commonly used as home offices, garden rooms, gyms, hobby spaces, or multi-purpose living areas. These uses are generally classed as incidental use (secondary to the main home) and do not usually require planning permission.

If the room is intended for sleeping accommodation or as a self-contained living space, it would be treated differently and planning permission would likely be required.

Planning restrictions

  • The structure is erected to the rear of the property
  • A minimum of 50% of the garden remains undeveloped
  • The maximum height of the eaves does not exceed 3 metres
  • The property is not located within a conservation area
  • The property is not a listed building

Building regulations and building warrants

Building regulations and building warrants are often confused with planning permission, but they are separate requirements. In many cases, an L-Shape Garden Room will not require a building warrant if the following conditions are met.

  • The structure is under 30m² in size
  • It is not connected to mains water or drainage
  • It is positioned at least 1 metre from the property boundary

No need to worry.

If your L-Shape Garden Room or its intended use requires planning permission or a building warrant, we can manage the process for you. We will advise you clearly and upfront and handle any applications required with your local authority.

Unlike basic summerhouses, the L-Shape Garden Room is designed for modern, year-round use in Scotland.

The L-shaped layout creates a distinctive corner profile and offers excellent flexibility for homeowners who want more from their space. With a choice of modern patio doors or French doors, optional side windows, and the ability to create separate zones, the L-Shape Garden Room can be tailored as a home office, study, leisure area, or a versatile multi-purpose living space.
