Do I Require Planning Permission for a Home Gym in Scotland?

In most cases, No, planning permission is not required for a home gym in Scotland, provided certain conditions are met.

Q. What will the home gym be used for?

A. Home gyms are typically used for personal fitness, training and wellbeing. This type of use is classed as incidental use, meaning it is secondary to the main dwelling and does not usually require planning permission.

If the home gym is intended to be used commercially, rented out, or operated with regular public access such as personal training sessions with multiple clients, it may be treated differently and planning permission could be required.

Planning restrictions

  • The home gym is located to the rear of the property
  • At least 50% of the garden remains undeveloped
  • The overall height does not exceed permitted development limits
  • The property is not within a conservation area
  • The property is not a listed building

Building regulations and building warrants

Building regulations and building warrants are separate from planning permission. In many cases, a home gym will not require a building warrant if the following conditions are met.

  • The structure is under 30m² in size
  • It is not connected to mains water or drainage
  • It is positioned at least 1 metre from the property boundary
