Veranda Garden Room

The Veranda Garden Room has been designed for modern living and is an ideal choice for family use as well as a great space to socialise. Available in a variety of sizes, each room can be easily personalised to suit your own requirements.

As with our other style options, the Veranda Garden Room can be fitted with modern patio doors or French doors, along with additional side windows. The veranda area offers the advantage of shelter from the elements, providing protection from rain while still allowing you to enjoy the outdoors.

These rooms are extremely versatile and lend themselves to a wide range of uses. As part of our modular design range, the Veranda Garden Room can typically be manufactured and installed within two weeks. Additional features such as extra glazing or decking can be added to create a light, open and multi-functional living space.

Many homeowners choose to use their veranda garden room as an extended living area, entertainment space, or even to accommodate features such as a hot tub, making it a practical and adaptable addition to the home.

We also design and install
glass rooms,
verandas,
canopies and

Do I Require Planning Permission for Garden Rooms in Scotland?

The simple answer is No, but there are a few key considerations to make sure this applies to your build.

Q. What is the garden room being used for?

A. If your garden room is used for things you would not normally do in your main home (for example a games room, gym, entertainment space, studio, or hobby room) it is usually classed as incidental use (secondary use) and does not require planning permission.

If your intended use includes sleeping accommodation, it is treated differently and planning permission would be required.

Planning restrictions

  • Structure is erected toward the rear of your property
  • A minimum of 50% of the garden remains undeveloped
  • Maximum height of the eaves is no higher than 3 metres
  • The property is not situated within a conservation area
  • The property is not a listed building

Building regulations and building warrants

Building regulations are often confused with planning permission and building warrants, but they are not the same thing. There is no requirement to comply with building regulations if the points below are met.

  • Structure is less than 30m²
  • Not connected to mains water or drainage
  • Minimum of 1 metre from the boundary

No need to worry.

If your planned garden room or its intended use requires planning permission or a building warrant, we can handle this on your behalf. We will also advise upfront on any changes needed to satisfy your local authority.

Unlike basic summerhouses, the Veranda Garden Room is designed for modern, year-round use in Scotland.

The veranda area provides added shelter from the elements, giving you a comfortable space to use in changing weather. With a choice of patio or French doors, optional side windows, and sizes to suit your garden, the Veranda Garden Room can be tailored for family living, social space, a home office, or a multi-purpose room.
